Here are some of the move in services we can provide to you and your tenants.

Move In Inspections

Move in inspections are absolutely critical to your bottom line now and in the future. They are the number one source of disputes and conflicts between the landlord and tenant after the resident moves out. Red Umbrella can complete move in inspections with tenants and add in digital photography to take pictures of any potential issues as they existed on move in day. Move in inspections help to determine whose fault damages are down the line and whether or not they existed on move in day. Wear and tear occurs over time, but some damage seen after the tenants move out goes beyond the scope of normal wear and tear.

Lease Signing

Red Umbrella is happy to take over the lease signing, contract signing, or any pet addendums that should be added into the property lease. This takes one more thing off of your plate and ensures that all of the documents are properly completed, copies, and filed. Lease issues should be resolved before they are ever signed, so we take care in proofreading all documents and going over tenant concerns before problems ever occur. Red Umbrella will also take care of getting the security deposit from your tenants on your behalf.

Lead Based Paint Disclosures

If you are renting an older property, you may be concerned with completing your legal obligation to notify potential residents of lead based paint. We can take care of including lead based paint disclosures in leases and notifying tenants as well. Federal law still requires that all individuals renting housing that was built before 1978 receive this notice, and we will ensure that you follow all rules and regulations properly. Your property should already be registered with the Maryland Department of the Environment in the Lead Rental Property Registry. If you are not already registered, we can ensure you are up to date with your MDE registry listing to avoid fines. If you are not sure about whether your property needs to be registered or need to have a lead inspection completed by a Maryland state certified contractor, Red Umbrella can help guide you through the process and notify your tenants if necessary.
